Construction Update: 40 Bleecker Street

Northwest corner.

Construction scaffolding is down at 40 Bleecker, revealing the brick and glass facade of Broad Street Development’s 12-story residential condo building in NoHo. Designed by Rawlings Architects, the building’s facade features nine stories of brick and punch windows that are grouped into vertical bands every two floors. The top three floors step back to create private outdoor terraces.

Construction Update: 181 Mercer Street

Southeast corner from Houston Street.

Superstructure has topped out at NYU’s 23-story mixed use building 181 Mercer at the northern edge of SoHo. Designed by KieranTimberlake and Davis Brody Bond, the full block structure features faculty and student housing, 58 classrooms, performing arts spaces including a 350-seat theater, a student commons space on the second floor, and athletic facilities at the base. Installation of the pleated glass curtain wall with glare reducing frit patterns is underway at the podium on the southwest corner.

Construction Update: 111 West 57th Street

111 W 57 (right) on the Midtown skyline.

Facade installation is wrapping up on the crown at supertall Midtown residential tower 111 West 57th Street by JDS Development Group, Property Markets Group, and Spruce Capital Partners. Designed by SHoP Architects, the 1,428-foot tower will offer 60 residential condos when it wraps up construction some time in 2020. Installation of the terra-cotta, bronze, and glass curtain wall at the east and west facades is mostly complete. Only the top floors of the metal and glass facade at the north and south portions of the crown remain to be installed.

Construction Tour: Central Park Tower

Southeast corner of the tower.

Facade installation is wrapping up at Extell’s Central Park Tower, a 1,550 foot residential tower on Billionaire’s Row in Midtown. The 131-story tower is designed by Adrian Smith and Gordon Gill, architects of the world’s tallest tower, the Burj Khalifa, in Dubai. With the topping out, Central Park Tower now stands as the second tallest tower in the United States, topped only by One World Trade Center’s spire. The tower is clad in a glass curtain wall with stainless steel fins that will reflect the sunlight to give the facade a sense of depth.

Nordstrom’s occupies the 7-story podium, while 179 condo units are on offer in the tower above.

Construction Update: The Spiral - 66 Hudson Boulevard

Facade installation is ongoing at Tishman Speyer’s The Spiral, a 65-story office building at Hudson Yards in New York. Designed by Bjarke Ingels Group (BIG), the tower massing features a stepped, continuous green pathway that spirals upward from ground floor entry to the top of the tower. The eroding spiral element affords outdoor terrace space at every floor of the tower. Superstructure has surpassed the half way mark and curtain wall installation is ongoing at the low rise portion of the tower.

Construction Update: 500 W 25

Northeast corner from 10th Avenue.

Construction scaffolding has come down at 500 W 25, revealing the Alabama limestone and punch window north and west facades. Developed and designed by GDSNY, the 10-story residential building is located adjacent to the High Line in the Chelsea neighborhood. When completed, the project will offer seven full floor residences and a duplex residence.

Construction Update: Cornell Tech Executive Education Center and Graduate Hotel

Construction is wrapping up at Cornell Tech’s Verizon Executive Education Center and Graduate Hotel. Designed by Snohetta, the project includes a 18-story hotel and an adjacent 4-story structure for academic conferences, executive programs and academic workshops.

The hotel will be operated by Graduate Hotels, a chain that operates in college towns throughout the United States. Graduate Roosevelt Island will offer 196 rooms for visiting families, academics and visitors in town for campus conventions and events. Amenities will include a restaurant, rooftop bar, and flexible event space.

Facade installation is nearing completion at the executive education center, which consists of floor to ceiling glass panels with wood and metal vertical fins for sun mitigation.

Construction Update: Sven at Queens Plaza Park

Superstructure has topped out at Sven at Queens Plaza Park, a 67-story residential rental tower by the Durst Organization. Designed by Handel Architects, the tower’s massing features a concave south facade that accommodates the historic Long Island City Clock Tower located adjacent to the site. A glass curtain wall clads the tower, with electrochromic glazing employed on the south facade to mitigate solar heat gain and glare through adaptive tinting.

When completed, the tower will offer over 950 residential units. Residents will have access to a collection of amenities that includes an outdoor pool, fitness center, resident’s library, co-working space, children’s playroom, and a demonstration kitchen. The landmarked Clock Tower is being renovated and restored, and will include 50,000 sq.ft. of commercial and retail space.

Construction Update: The Cortland - 555 W 22

Superstructure has topped out at the Related Companies’ 26-story residential condo tower The Cortland at 522 West 22nd Street in the Chelsea neighborhood of Manhattan. Designed by Robert A.M. Stern Architects, the tower’s facade will be clad in red brick and feature Stern’s signature traditional details like bay windows and a rusticated podium. Installation of the brick facade has now reached the one third mark. When completed, the nearly 300-foot-tall tower will offer 141 condo units.

Construction Update: 9 Dekalb

Northeast corner from Flatbush Avenue.

Superstructure has surpassed the 12th floor at JDS Development Group’s residential supertall tower 9 DeKalb in Downtown Brooklyn. Designed by SHoP Architects, the 73-story tower sits next to the landmarked Brooklyn Dime Savings Bank. The tower will be clad in glass and bronze and offer 500 residential units.
